I have not advertised my vacant property yet, as I am giving it a final go over/clean myself and awaiting the painter to do a few minor jobs, plus the electricity safety check and a carpet fitter, plus I have just washed the curtains. When all these are done, I will take photos and advertise.
The man who did my EPC inspection and certificate, who is local, mentioned that his mum is currently renting a flat in the very pricey part of town and is looking for somewhere else.
As my earlier prospective tenant was a non-starter and could not even provide a reference, plus had debt, I have emaled this EPC inspector, asking if his mum is still looking to move, but I mentioned I require full comprehensive references and affordability checks.
How do you approach things when, for example, a local businessman you have had, but you do not know, suggests a relative?
In exactly the same way as with any other applicant.

She has just viewed the house and seems keen. She will visit again once the decorater has been in.
The good news is that she is happy for me to check her out as much and as many times as I please, as she has never owed a soul a penny and has never been evicted, had a CCJ or missed a single rent payment. She has a good, long term job and a long, reliable renting history.
She also, is one of those people you are pretty damn sure is decent and honest. Apparently, her current landlord and letting agent, who deal in pricier properties, did hot to reference or affordability checks, but as I said, she is more than happy for me to do them.
She is only moving because she wants her own front door, which her flat does not offer. I know the flats she lives in currently.

Yes as others have said. Do a credit and referencing check etc through Open Rent. Meet her and ask her same questions, judge what you think of her. If genuine etc.
I would do insurance for first year, even if you think risk is zero. It gives you 12 months rent and legal cover.
