So I tried OpenRent for the first time to let my 4 bedroom house in Rochdale. According to OpenRent stats I’m getting well above average views and above average enquiries. Despite this after 3 and half weeks still not found a suitable tenant. My house was Let in less than ten days, person failed reference, their partner failed reference, guarantor failed reference, mostly on affordability. Since Rental cover for me is important I could not proceed. Wasted £90 on references, and wasted around 4 days. The following week my house was Let again, this time person led me on for 6 days then changed his mind, citing children visa issues. Again 6 days wasted. Now back on market.Surely there must be a solution to these obstacles?. Suggestions from you legends will be very much appreciated.
You didn’t waste £90 you saved yourself a year of rent arrears and eviction costs and stress due to fraudulent tenants
There’,s def some luck involved but if you ask a good set of screening questions (including- evidence of income, and “i will need full referencing on income & spending via openbanking, employer, ID, right to rent/visa status, credit history, criminality, anti social behaviour, previous rent payments, LL references. Will this show anything I need to be aware of? No point in wasting out time and if you fail to tell me anything relevant I will reject you and be entitled to keep the holding deposit”) that may help screen out the time wasters / chancers who are hoping you are on OR and are foolish enough not to bother doing full referencing checks
