I’m struggling to find a reliable tenant through OpenRent this time around. Previous years were fine, but now, after over two months using the premium version, I’m only getting rent-to-rent inquiries and applicants who aren’t honest about their financial or employment status.
I’ve sent two potential tenants for referencing, but both failed due to adverse credit issues. There are also discrepancies in the number of people who will be staying in the property. It’s been a real nightmare. I’m considering using a letting agent instead. Any advice would be greatly appreciated.

Be careful with agents and negotiate your terms and conditions with them
Make sure you don’t sign clauses that are not conducive to your business
did you ask them “If I do a credit check, will I find anything?” Did you take 6 months of bank statements and go over them in detail? Did you contact employers to verify their status?
Doing these PRIOR to referencing will save you wasting money on referencing unsuitable applicants.
