try some local agents? Most landlords here on OR are DIY exactly because they choose not to use agents to manage their tenancies.
You need to decide if you want a physical presence and local knowledge or an online agency

You need an agent. You cant just use anyone, as to do this, they would be operating a letting agent business, and need to be registered with a redress scheme.

Very surprised that a LL with 12 tenants (so experienced) and who specifies keeping regs up to date as part of the job description (so presumably conscientious) would think that you can ask any old person you meet on a forum to manage properties for you.
Might be a good idea to get some LL training so you can do this yourself.
