Applicant wants to cancel mid-referencing

I have an applicant who is currently going through referencing but can no longer proceed with their application as they got their termination details wrong for the tenancy they currently have elsewhere, two questions if you’re able to help please :-

  1. Is there any way I can access and contact the list of others that were interested in the property as we would like to offer it to our 2nd choice? Since the listing went to Rent Now all of this information has disappeared off the system.

  2. Am I able to withhold 2 x £30 from the holding deposit, being the fee for referencing? If so, how does this work if it is being held by OpenRent?

  1. They will not have dissapeared, I can still view all my tenant enquiries for tenancies that have long since moved in. Have you looked in Manage / Listings / Tenant Enquiries? If not it’ll be showing in tenancies as follows Manage / tenancies / Manage Tenancies / View original advert / [Tenant Enquiries] View All. This said, I assume when you cancel the holding deposit, it’ll automatically re-activte the listing anyway, and give you access as you had it before.
  2. Yes. Never done it, but I’m sure should be quite simples, if you use the cancel options.

Thanks :+1:, have finally found 1), as you indicated you have to navigate and view the relevant listing which then opens up to show the history of enquiries. Will update here re. 2) in case it helps anyone else with the same question.

Quick update……

  1. the act of cancelling the guarantor initiated the cessation of referencing for this party. Toggling the ‘Perform Reference’ for the main applicant to off and proceeding to contract (the only option in order to save changes) stopped the referencing process for this party. Within a few minutes I received refund emails for both parties for the full £30, it likely depends on what stage of the referencing process you are at, I was probably about half way through.
