Can I read a tenant reference that was already done here?

Hi,

I have a potential tenant. They stated that they already been referenced by Openrent.

Is there away of accessing the reference that was done already recently on this tenant or do I have to order a new reference done and pay for it anyway?

Please note I removed the listing from the website and in the progress of doing agreements. But of course I need to check this reference.

The previous reference would have been paid for and the property of that landlord. I would suggest you have to fund your own reference if you want one.

Not really answering the question.

I referenced 2 interested parties when I listed my property. If someone approached me to share their reference I would if confirmed by the tenants that I could do so. I would probably ask for some slight monetary contribution mind you.

I’m not sure why anyone would want a ‘2nd hand’ reference, unless it was done very recently, it’ll be out of date. A reference is a ‘snap-shot’, and the applicant could have had 15 CCJ’s registered the next day!

Why would you remove the listing when, because of a lack of referencing, you don’t know if you’ve found a suitable tenant yet?

If @Noor is using Rent Now, then the advert is paused once a holding deposit is accepted. Personally, I normally accept the holding deposit & then proceed with referencing. This seems the correct process, as Landlords should not show the property to anyone else, once a holding deposit is accepted.

Seems reasonable… but can you find me any legislation to that effect?

FWIW, this is one reason why I never accept holding deposits and never take a listing offline until I’ve literally checked someone in. Too many stories on here of it all falling apart at the last minute…
