I’m exploring options to rent out my 3-bedroom leasehold flat in East London.
From my neighbor’s experience, it’s not easy to rent out the entire flat given its size. Their flat has been on the market for over seven months, and they’ve received many inquiries about flat shares, mainly from groups of young professionals.
Renting my flat as three separate bedrooms with a joint AST seems like a more feasible option. Therefore, I started looking into the HMO license requirements and the process of obtaining planning permission for a C4 use class. My council requires an additional HMO license for any property with three or more adults. From what I’ve read online, it seems only the freeholder can apply for a change in planning permission.
Since my flat is leasehold, I contacted my housing association but haven’t heard back.
I would appreciate it if anyone could share their experience applying for an HMO license or C4 planning permission for a leasehold flat. Thanks.
