Are landlords allowed access to their property if tenant has no signed an agreement, paid a deposit

I got student tenants who have not paid their deposit and rental which was due days ago. They had rented for a year with payments on time. ~week ago they gave me 28days notice to quit and I returned their deposits. On the day of checking out, They came back to me and said they would like to continue their tenancy so my partner, the landlord, naively just let them extend with a new agreement. That agreement has not been signed and no deposit paid. An inventory or inspection has not been made either. I have tried to call and message them for days as a group and individually regarding this but no response. so my plan is to msg them an inspection at xxx date and time and go. At ~6pm . my partner managed to call one of the tenants with another sim, after ignoring numerous calls from my number, they were surprised it was landlord, and very standoffish response, quickly saying bye and hanging up when politely asking what was happening with the agreement and deposit. Is it legal to go up to my property with >24hours notification until they say no? what l am concerned about is they won’t answer the door even though you can see them walking around with the lights on from the street. can l let myself in since l had already notified them of the inspection? or go up with a tradesman friend required to check the kitchen sink which is leaking causing the counter top to recently become warped. what if tenant/s refuse entry at the door saying not welcome as they’re ‘busy’, thing is they are now staying there with no agreement signed, no deposit paid, rental late, theyre ‘officially’ on their 28 day ntq. In the PRT agreement their parents names and addresses are under ‘Guarantor’ in the PRTA it does state “39. THE GUARANTOR
The Guarantor guarantees all payments of rent, any other obligations under this Agreement, and any other payments due
to the Landlord which the Tenant is required to pay under this Agreement, and liability continues in respect of any
payment due but not paid even after the termination of this Agreement or any alteration to this Agreement.” so am considering warning tenants they will be written to and also the university letting advice department who knows them. (but perhaps a surprise letter sent today to guarantors and university might be better)what would you do? they were always pleasant i really believed we had a rapport, even expressed this. prioritising their living standards in my property and immediately resolving problems they had with the flat. l want to go up to flat for an inspection, >24hours otice given already. we need to know where they are standing

I believe they are playing you please contact lawyer should be with insurance provider but from past experience they prolong the eviction up to a year so best go to just answer app and you can ask anything for a small fee. Really small considering advice you get. I’ve used them and then deleted the subscription but they are good for all issues legal or otherwise

You need legal help to sort out this mess. Its too big to attempt to address on a forum.
