I think you are making an assumption there. People have gone bankrupt maybe they just dont shout about it. I have stopped watching the rental horror stiries on tv. Mostly the landlord themselves have themselves to blame for not looking into the tenants past. At the end of the day like it or not and some peoole do not accept that people who moved heaven and earth to own their own property or properties owe THEM something for their inability to do the same. We did not start off with any more money than them just more determination to survive at a level that is right for us. I will never feel ashamed of our hard work or enterprise no matter how much others whine about their own situation. I brought my chiildren up to work hard and achieve and they have. Get over it and live your life to the best of YOUR ability.
Well, lets put it this way, most rents are ridiculous and my belief is that rents should be to pay mortgages and maintanence ONLY. After all they get it all paid for them and potentially end up with hundreds of thousands of pounds worth of investment at the end of it, with a guarenteed retirement no one else could possibly imagine, save other rich folk. Anything else is Biblical greed.
However, having said that, I agree things should be in place to get money they are owed. That money just needs to be less (i.e. reduced rents), then they might get it back.
Providing homes for those who cant get mortgages (due to rich folk deciding their lives, working or not) should not be in a profit making environment. Profit is made at the end when its sold or the mortgage is paid off.
I have always paid my rents and always will. So perhaps be a little more shrewed who you rent to Mr Landlord.

You work I assume to earn a wage or a profit .We work to earn a wage or a profit. If i said to you , i will pay you at the end of your working life. you would be up in arms. But you want us to be paid at at the end of our working life. !! It seems to me that disatisfaction with the place you rent is at the root of your thinking. PS I am shrewd to whom I rent and I love it I have a 2 bed place ready to rent in Liverpool for £500. That is very reasonable
Lee you are on your high horse. I resent be held responsible for other peoples problems. Throughout life we have dealt with our problems and rectified any failings.We started off as renters. Its no concern of anyone elses if we have more than 1 house or how much we have in the bank. It IS hard earned and my 70 year old husband is still working to ensure we are not a burden on the state or anyone else. Thats life.

If landlords didn’t get any income from renting, then there would be no private rentals available for anyone, Either you could afford to stay long term in a hotel, or you’d be out on the streets. Or, we’d be back to the 19th Century doss houses but they would be called “hotels”.
For people who are being priced out of buying their own homes, that would be a great things. The buy-tlet house purchases would stop and selling price of houses would probably drop. It would be easier to get a mortgage and that 10% deposit that the mortgage companies require would be much more affordable.
The downside is that many people will never have enough secure employment or the ability to save for a mortgage deposit, even if the heat was taken out of the buy-to-let market.
The other possible outcome of your “cover costs only” pricing for rentals is that private landlords would cease to exist in the UK. The private rented sector would attract only overseas investors who would use the housing stock as a way to offshore their profits from their home country.
But, back to the Tribunal – if you have the evidence and can build a case based on facts about the local rental market - go for it…
we get a lot of idiots on here who have no idea what its like to be a landlord . I am convinced that envy plays a big part in complaining
Here here Christine2 I totally agree. I stayed at home 20 years when most mothers worked. I brought our children up whilst my husband worked hard. We cut our cloth accordingly and I bought second hand and went without the latest phone or satellite tv. We saved first to buy anything rather than get credit. We extended a25 year mortgage to help pay for our first rental property which took long hours of work and our savings to buy. It’s important to this Landlord too that I protect my investments
