The initial term of the AST ends on 28th Feb '23. We plan to let it roll into a CPT. When do we notify the tenants of the intention to increase the rent? Are we too late to increase the rent for March '23?
From other posts I’ve gleaned a friendly email proposing the increase and their subsequent payment of the increase are sufficient, is that right?

In my experience, the friendly email approach has always been best, but I would still suggest a minimum of a months notice, which is what they’d be entitled to under the more formal s13 notice. That would mean 1 April rent would increase, and I’d tell them now if I were you. Also just check that your tenancy agreement doesnt have a rent review clause.
