Bed and Mattress (No Fire Labels)

well that is a big difference If you can keep the old one and swop it back when you leave?

It sounds to me like you were not happy with the quality and simply wanted a much better quality mattress.

You presumably took the property ‘as seen’ with the cheap mattress without any comment / complaint, therefore the landlord is not obliged to provide anything better, assuming it satisfies the fire safety regulations for soft furnishings which, according to other post above, it appears it is OK.

If it’s a wooden bed frame with space beneath you could possibly store the old one under the bed and take your new one with you when you leave.

I’d appreciate keeping your patronising comments to yourself.

The mattress in question was dirty, broken and old. We have just received an email from the agent stating the upon investigation, the mattress and bed frame are not furnished by the landlord and were actually left behind by the previous tenant and they have no idea what happened to the actual bed frame. Turns out bringing up the legal concern regarding fire safety worked because they only took notice of our concerns after bringing that up…

We took the property based on a video viewing where the actual mattress and bed frame were shown with agent stating ‘bed frame and mattress will remain’.

To me it sounds like you are somebody that will defend LLs at all costs. But thanks for your comment in any case.

Last time I was a tenant, my wife got really angry because she thought the fridge door had become deformed and wasn’t closing right. she harrassed the agent into coming and repairing it. she waited in all day for the guy to come and raged and ranted at him. Turns out the problem was she had put a big 2 litre bottle of coke into the fridge and it was prevening the door from closing… I don’t blame agents for not always taking tenants at their word

video only viewing . Bad move You should have seen in person what you were taking on

Well they’ve already admitted that the furnishings aren’t correct so we haven’t done anything wrong. I was living in Singapore so had no choice.

next time you move sling out any bed and Mattress. I would not want to sleep on bed that is as bad as you say. I would have bought a new one regardless of it being there to use

If you can’t stand the heat, get out of the kitchen. You asked for opinions, and you got them.

The new information that followed my comment appears rather convenient…! Or are you now retracting your vendetta against the landlord?

As I said, you’d seen them, particularly if the agent highlighted it.

You obviously don’t come to this forum very often, making such wild and misguided assertions.

And I’ll bet she didn’t pay for the agent / contractors wasted visit.

THE MATRESS HE SAID HAS NO LABELS ANOTHER LITTLE MInd

@Panayiotis Again please, this time make it comprehensible.

It isn’t a “LACK” of a label but the absence of sometging that you would like to see but which isn’t required by the regulations.

“then I will be particular about the laws and call them out as such (tit for tat…)”
I would suggest that you do not put this on the balcony because:
a) you will expose it to weather and other damage for which you will be wholly responsible
b) not caring for the landlord’s property will be breach of your tenancy and
c) storing such items on the balcony is quite likely a breach of both the the tenancy and building regulations, if you are concerned about fire then placing it below potentially discarded cigarerrettes is nothing short of irresponsible.

Why not just tell the agent you made a mistake and you realise now that the mattress didn’t need a label, then dump the old one and use the new one.
You get a better nights sleep, and when you move out the landlord gets a newer mattress (and almost certainly won’t recognise that it’s not the old one, or won’t care because it’s better).
Take a photo of the old one just in case to prove the one you left is better.
