well that is a big difference If you can keep the old one and swop it back when you leave?
It sounds to me like you were not happy with the quality and simply wanted a much better quality mattress.
You presumably took the property âas seenâ with the cheap mattress without any comment / complaint, therefore the landlord is not obliged to provide anything better, assuming it satisfies the fire safety regulations for soft furnishings which, according to other post above, it appears it is OK.
If itâs a wooden bed frame with space beneath you could possibly store the old one under the bed and take your new one with you when you leave.
Iâd appreciate keeping your patronising comments to yourself.
The mattress in question was dirty, broken and old. We have just received an email from the agent stating the upon investigation, the mattress and bed frame are not furnished by the landlord and were actually left behind by the previous tenant and they have no idea what happened to the actual bed frame. Turns out bringing up the legal concern regarding fire safety worked because they only took notice of our concerns after bringing that upâŚ
We took the property based on a video viewing where the actual mattress and bed frame were shown with agent stating âbed frame and mattress will remainâ.

Last time I was a tenant, my wife got really angry because she thought the fridge door had become deformed and wasnât closing right. she harrassed the agent into coming and repairing it. she waited in all day for the guy to come and raged and ranted at him. Turns out the problem was she had put a big 2 litre bottle of coke into the fridge and it was prevening the door from closing⌠I donât blame agents for not always taking tenants at their word

Well theyâve already admitted that the furnishings arenât correct so we havenât done anything wrong. I was living in Singapore so had no choice.
next time you move sling out any bed and Mattress. I would not want to sleep on bed that is as bad as you say. I would have bought a new one regardless of it being there to use

It isnât a âLACKâ of a label but the absence of sometging that you would like to see but which isnât required by the regulations.

I would suggest that you do not put this on the balcony because:
a) you will expose it to weather and other damage for which you will be wholly responsible
b) not caring for the landlordâs property will be breach of your tenancy and
c) storing such items on the balcony is quite likely a breach of both the the tenancy and building regulations, if you are concerned about fire then placing it below potentially discarded cigarerrettes is nothing short of irresponsible.
Why not just tell the agent you made a mistake and you realise now that the mattress didnât need a label, then dump the old one and use the new one.
You get a better nights sleep, and when you move out the landlord gets a newer mattress (and almost certainly wonât recognise that itâs not the old one, or wonât care because itâs better).
Take a photo of the old one just in case to prove the one you left is better.
