Best fire extinguisher to put in a rental

Only if you are in a selective licence area. If you go on line to selective licence and your area in my case Blackpool selective licence it will have a list of streets that come under selective licence. Unfortunately 1 of mine has been included in a large block area even though it does not have anti social behavior there. Apparently by charging this licence fee which on filling it in has now jumped to £750 this stops anti social behavior from tenants. REALLY! Hopefully you will not be part of that. I am however going to see them next week re the increased figure and go through it with them. i dread what will come next. They want to stop anti social tenants from renting in these areas but they have made it so difficult to get them out if they are. Thankfully I have lovely tenants but some landlords don’t care who they put in as long as they get the money. What I don’t understand is why they do not target these landlords.

Thank you Christine. It all sounds horrendous. Why are good landlords, like you and me, being targeted by the government? We’ll all throw the towel in one of these days and then what will that achieve for anyone?

Thank you Sam. I have heard nothing from my local council - I do not have any HMOs - my single-family flats are all in very nice areas (two are within a gated community) so I guess I may be safe? Possibly? Perhaps? Maybe ect.?

Thank you Colin. I like your sense of humour! I’m feeling really fed up that landlords are being targeted. Some of us are actually really responsible and really attentive landlords. So far as I am concerned, when I have good tenants, who do not let me down, then I have a responsibility to look after my tenants in return. So far it has all worked perfectly, but change is obviously in the air for landlords its seems.

the reason you …have not heard from your local council is that the dont know how many landlords are in their area . Just as they dont now how many are renting, although they may have a rough guesstimate

This is a good point Colin. The stat that is mentioned in the media from time to time is the London Borough of Newham, who thought they had 8,000 landlords, and then brought in mandatory licensing for the whole borough and found around they had 25,000!

Colin, they know about me because when there is a change of tenant, even when a new tenant is moving in the next day (and I have informed them of the date and time of the changeover) they still send me a council tax demand. I have checked online and my properties are nowhere near the local areas where landlords are being charged. Long may this remain the case.

Anne1 seems like a nice landlady who does things in an orderly and just fashion. I don’t imagine she would complain about having to do small things for her tenants and not seek ways for them to pay for her costs…

Yes thats what we have bought. Does most everything and a blanket for the hob.

If you put extinguishers in then you have to train the tenants in their use and document that training. Most fire services now advise not supplying extinguishers - better for tenants to just get out. Only advise fire blanket in kitchen

Hi Roger yes I only have 1 in kitchen and I showed them how to use it I also have a fire blabket. I did stress however to just get out and call fire brigade if too hot to handle.
