Can't let this - why?

Hi fellow landlords, OpenRent is returning very few interested potential tenants. The ad is getting a lot of views but I don’t know what is wrong with it. 5 messgae of interest. One person viewed it but no feedback at all. Others just seem to say tey want to view - I reply with a time and they just drop out (time wasters). But overall I think I’m missing something .. is it the advert or the price? Any ideas would be welcome. here’s the advert if you can spare a moment and share thoughts. @Becky8 photos make the rooms look small /cramped and dark and a bit cluttered - maybe remove some smaller items from photos. and no idea what size kitchen or cooking facilities or bathroom. Also advert says families allowed but also 2 tenants max which is maybe confusing for a 2bed- do you mean either 2 singles or a couple plus a child (for 2nd bed) would be ok? Your ad looks like a double and a single which may not appeal to two singles. Top floor may not be best for families with small kids (try taking a buggy)

Re price, looks high-compare with others on rightmove within 1mile of the same postcode - 2bed flats start at 1100pcm there are 55 up to and including 1400 and a further 27 at 1500pcm - all of which are spacious some have parking.

Take down all the stuff hanging on “string”. Or is a tenant still there? 3 pics only . Need a pic of outside. and parking area?

Photos are really poor, in terms of quality (grainy, unclear), subject matter (window vent?), appearance of rooms and also there is no floor plan, two people sharing need to know layout and size of rooms, and bathroom arrangements, not bathroom photo makes me suspicious

@Becky8 also try looking at what your competition is on OR - searching there seems nothing else in Bs8 up to 1500 but then expanding to within 5km there are a few others cheaper, better photos showing more of what’s on offer.£1400 still looks pricey see eg

[ask a couple of friends who havent seen your flat which they would go and look at out of these and yours and why as a blind test]

Your photos are a little better than they were before, but still make your place seem rather cramped - I think spending time removing all the clutter and personal stuff [stuff on the wall, tables, books etc], getting professional photos done [some wide angle to show the whole space and lighter - some of your photos look like blurry overcoloured 70s polaroids], advertising on rightmove/zoopla [a lot cheaper than the lost rent you’re not getting while its empty] and lowering the price would be the way to go - people are very price sensitive and use the price bands on rightmove [etc]. If you then get multiple offers you can always ask what the max is they will pay or if they will pay closer to your original price as there is competition [wont be possible to do that under RRA from May26]. And be realistic if your rooms/space is in fact smaller than average - people wont pay the same for a 2 bed place with a smaller lounge/bathroom/bedrooms than a larger spacious 2bed.

You can also get some local letting agents round to value it [but then have to stop them calling after…]
