Change of Guarantor

I currently have a 12-month fixed-term tenancy agreement in place, which is due to become a periodic tenancy on 9th May 2026.

At the start of the tenancy, the main tenant had adverse credit, so a guarantor was included in the agreement. As the fixed term is coming to an end, the existing guarantor has confirmed they do not wish to continue.

The tenants have proposed a new guarantor, and I would like to understand the best way to proceed.

Should I move forward with a tenancy renewal now in order to add the new guarantor and begin the referencing process? Additionally, would this allow me to set the start date of the new (rolling) tenancy from the end of the fixed term (9th May 2026), or would it instead begin only once the referencing process has been completed?

Befote you sign anything new you need to reference the new guarantor to see if they meet the affordability etc checks (if not you may not want to continue and may not be able to get RGI) - pretend it’s a brand new agreement you’d want to do all the referencing before you sign wouldn’t you?

Check the guarantor agreement. Most wouldnt expire when the tenancy becomes periodic, so you could then just decline to release the existing one.

Your tenancy will become periodic on 1 May when it converts to an APT.
