I have just had a tenant pull out of their tenancy the day before they were due to move in.
I was suspicious as they delayed and delayed signing the contract but assured me they would sign it at the last moment. But they did not and then pulled out.
Under these circumstances, would you claim for the entire holding deposit? As I’m likely to lose out on at least a months rent now as I start the process all over again.

This is exactly the reason a holding deposit is taken. Yes, claim against the holding deposit although I suspect the true cost will unfortunately exceed the amount of the holding deposit.
