Hi, my tenant has accidentally pulled out of the contact by pressing the wrong button, is there anyway to reinstate it to save us going through referencing, checks again etc as he was hoping to move in tomorrow.
Well obviously you don’t need to go back through referencing. Referencing is not a compulsory process before issuing the contract. What are the options when you log in & view the application in progress?
They would have paid the holding deposit. Is it asking what you want to do with that?

Where a tenant pulls out of an application, it is automatically cancelled and the holding deposit forfeit to the landlord. We hold the holding deposit funds for 30 days before release and in these instances are able to manually cancel the forfeit and return the holding deposit to the tenant.
The tenant will need to place another holding deposit to re-start the process. You won’t need to complete referencing again.

If the LL wants to proceed with this tenant, why do they need to place another HD? Is it a system thing?
How easy is it for a T to accidentially nuke the application process like this?
Here are the steps the tenant should follow:

Log in: to their OpenRent account.

Find the correct tenancy: from their dashboard or active applications.

Navigate to the tenancy agreement: or application page for that specific property.

Scroll to the bottom of the page: to find the cancellation or withdrawal options.

Click the “Withdraw” or “Cancel” button .

Confirm: the decision to withdraw when prompted by the system.
So….. this suggests it’s fairly fool proof.
thought it might be… which makes me wonder whether David3 is being told porkies somehow. Here’s a scenario: applicant applies for a few properties, thinks they’ve got the one they want, cancels the one they don’t really want, original one falls through and they think “uh oh, I’ve lost a holding deposit and/or back up plan” then they lie to the LL about “accidentally” pulling out of the contract.
Or they might have genuinely cancelled the wrong one, maybe? Anyway, it would give me pause for thought.
Yeah it’s a system thing. Cancelling an application cannot be undone and the only way to start a new application is by placing a holding deposit again.
As @Karl11’s comment indicates, we intentionally add friction to the cancellation process to avoid accidents like these as it can delay the process quite significantly.
