I tried to asked my refund for the deposit I paid to the openrent but never respond, my previous landlord tried to email openrent but still no action has been taken.
Maybe @mod_emma or @mod_harry can look into for you.
The LL has to tell Openrent to end the tenancy using their website âmanage tenancyâ options. Then will follow the process for returning your deposit (LL be asked if wants to claim part of deposit if so why etc)
Neither you nor LL just email OR asking deposit be returned, the tenancy has to be ended for you to get deposit back.
Good luck

Hi @Chum
When you place a holding deposit, the landlord is notified and asked to make a decision. Once they cancel the application on their end, the holding deposit will be returned to you. If the landlord has not accepted your application and you donât wish to continue waiting, you can cancel your application on site and receive a refund.
hello there, I placed a holding deposit onto a property at 10.45am, i hadnât heard anything all day from the LL when it got to 6pm I emailed LL to ask for him to cancel my application because I had been offered a property elsewhere. 20 minutes after me requesting the cancellation he accepted it. So now my deposit is stuck because he state the process has started so canât refund. I can request to close the application but will lose my holding deposit. I am within my rights according to t&cs that if i want to cancel within 24hours of placing it and nothing from the LL then it can be requested I ask LL to refund, instead he chose to proceed with it rather than refund.. How am I going to get my refund back??
@Lisa91 ask OR support or @mod_emma or @mod_harry but sounds like you have withdrawn your application by pulling out and asking LL to cancel it. So doubt you are entitled to any refund.

If the Tenants Pull out of the Application
If the tenant(s) decide that they no longer want to rent the property then the landlord may have grounds to claim it under the Tenant Fees Act 2019.
Placing a holding deposit is meant to show that a tenant is serious about renting the property in question, so tenants must make sure only to place one if they definitely want to rent the property! If they pull out after placing it, or if an unreasonable amount of time has passed with no tenant contact, the money will go to the landlord to cover the costs they face by taking their property off the market in order to pursue the application.
You say âI am within my rights according to t&cs that if i want to cancel within 24hours of placing it and nothing from the LL then it can be requested I ask LL to refund,â but thatâs not what happened is it? The LL did respond within 24h so there certainly wasnât ânothing from the LLâ. You have chosen to withdraw your application and knew (if you read the OR page about holding deposits) that the LL.can keep the holding deposit in those circumstances.
Good luck
