I have found a tenant and I am asking agent to do the contract..The moving date is in Aug but tenant wants to have the contract earlier so he can use this paper for his child’s school admission.
What is the process?
If I agree to sign the contract then shall the full deposit and first rent becomes payable too.
If yes, it would be 6 weeks earlier. Is it ok to do so?
Or if an agent provides the letter , would that be helpful to approach council for admission?
Or shall I wait until my existing tenant vacates the property on 1st Aug and all check out insoection is done.
Not sure what is the right thing to do.

Don’t send draft contract to tenant to sign or sign yourself before 1 Aug - what if current tenant doesn’t move out?
Tell tenant you are happy to supply a letter saying you plan to sign a tenancy agreement after 1 August for the school but can’t sign a contract or offer it for tenant to sign before 1 August till current tenant has moved out. You are being as helpful as you can but tenant’s kid school admission isn’t your responsibility.
For initial rent and security deposit you can specify you want it before 1st day of tenancy/move in date, and give a specific date, which is a good idea anyway - you don’t want to be waiting till move in date and play chicken with them waiting till you hand over keys etc. After that you can’t require payment in advance of the monthly rental period. You can’t ask for any of it before contracts signed obviously

I always look for and sign contracts once my current tenant has given notice but before they have moved out. I do it because I want to minimise voids. Others don’t like to do it as they think there’s a risk that the tenant will still be there. Sure, there’s a risk but a small one.
In your situation there’s nothing stopping you from issuing a genuine contract with the correct dates etc. beforehand. It depends on your risk VS reward appetite.
