Court granted mandatory repossession of my property

Hello , I would like some advice for next steps. I have just been granted mandatory repossession of my property today on 28/10 in court. What are the next steps I need to do with the tenant as he did not turn up. I did not use a solicitor so I cannot get legal advice. I have checked online and it said I must tell the tenant they have 14 days to vacate the property. Must this be by letter , text or both? Moreover , the tenant has not lived at the address for months and I do not think he will reply to me anyways ?? Any advice ?

The answer depends on your appetite for risk. I would certainly tell the tenant that the court has ordered the tenancy to end in 14 days, but the choice is then do you move-on and either re-let or sell, or do you instruct bailiffs to attend and return the property to you. The latter is the cast iron approach, but as the tenant is not living there, you may feel thats just a waste of time and money. If this is a clued-up tenant who might cause you problems if you don’t do things by the book, then, I’d go for the bailiffs. Otherwise……

You aren’t looking for a reply just proof you have done everything possible to contact and tell them, to prevent any future problems. Risk is they come back day before final date and claim weren’t told

You don’t want to be accused of illegal eviction or anything not fully compliant with the legal process. A nightmare. Amazed you have got this far without legal advice I guess everything is on the web

Do by the book send to every possible contact you have including whatever is formally given in the tenancy agreement. People change phones or tel numbers, post gets lost (RM not perfect), people change email or it gets hacked. So use phone email txt whatsapp written hand delivered, fax, copy to any known references or guaranors and stick a copy up on the front door.

I will need to tell the tenant, I am going to deliver a letter to the flat and I am going to what’s app him a copy. The courts will send a letter and it will take 5 days to arrive at the property. Does anyone know of a template I can use for this to advise the tenant?

including information my sister sends me to back up her claim the earth is flat so…

about how to serve eg s21 notice (taking photos etc) which will also be good advice to follow when telling them in writing etc about the court mandatory possession and need to vacate.

I’d suggest you really should get a specialist lawyer to use the correct template /form of words
