Cracked sideboard upon check out

Hi, my tenants of 2 years have left and there is a large crack on a Chinese style sideboard, I’m not even sure that I can get it fixed. Has anybody any ideas on what would be an acceptable charge in this instance as I obviously cannot charge them the price that I bought it for?

How old is the item and how much did you pay for it?

Can we assume that you have this listed on an inventory and photos of before/after?

hi, I purchased it around 10 years ago for £800, i’m unsure if it’s an antique. The inventory photos and report show that there was no crack on the sideboard when the Check In photos were done.

actually it’s early 19th century Chinese …

@Kaye1 does sound like damage not wear n tear (which can’t be charged for). Get quotes for repair and if not possible then for a like for like replacement.

without a dealer’s valuation, I’m fairly certain that you’ll struggle to claim anything like the original cost of this item from the deposit if the Ts challenge a deduction. Are the Ts aware of the damage and the value of the sideboard? Have you told them you plan to claim compensation in some form? If so, are they willing to let you do this?

Me too… but I was certain Kaye doesn’t need us to tell her the potential consequences. She already knows that.

very true… I did not have an option as had to leave the country for a few years & had nowhere to put it. It is what it is. One of the tenant’s friends wants to buy it so I’ve advised them they need to think about compensation or buy it off me.

well if they buy it for a price you’re happy with then that’s the situation sorted.

I well know what it’s like to have to swiftly move overseas and leave your house tenanted. It’s one thing when it’s an investment property, it’s quite another when it’s your own home.

At least the sideboard’s still there. Our family rented out our family home to another family who got rid of all our furniture and bought their own which they took with them when they left! We had to furnish the house from scratch again!
