Advice please, fellow landlords? Tenants have just moved, leaving a few cracks in the bathroom sink, looks as if something has been dropped in it. The bathroom was totally refurbished when they moved in 2years ago. Can I deduct for this from the deposit? If so, what would be fair? I always maintain our property to a very good standard. Yes, you can make a deduction. If its repairable then the full cost of this. If not then you deduct the loss in value of the basin only. Value at start of tenancy minus value now.
