Deposit legal case

Hi All,

Looking for some legal advice if anyone has any experience in what I put below.

I recently had a nightmare ex-tenant instruct solicitors to try and sue me for not protecting his deposit. Unfortunately for him, I had protected and responded to his solicitor with proof. It’s been 10 weeks since I responded and I have confirmed with them that they have received the proof but I’ve heard nothing more on the matter. Have they dropped the lawsuit? Do they have to tell me they are dropping it? I’m pretty sure I have shot his claim down but I’d like to know for my own sanity. Not sure if I want to ring his solicitor and poke the beast so to speak.

I’d kind of like to know though if I need to get my solicitor ready if we’re going to court. I have a counter claim to make as he left the property in a very poor state. I just wonder if they’ve gone quiet because they’ve gone to the courts now and want me to have less time to prepare for court.

They may have dropped but have no reason to tell you.

Just let your solicitors advise you what to do but you should probably leave to them and cease all contact with the tenant or their solicitors.

If you are worried about time to prepare for a possible court case discuss with your solicitors what to prepare in case.
