Deposit refund back to tenant

My tenant has moved out, and she is happy for the end of tenacy cleaning cost and repairs cost to be deducted from the deposit.

Would this be straightforward deduction if she does not dispute, or will mydeposits ask for invoices and evidences only if she disputes it?

This is all new to me.

I believe you will need to provide receipts. You cannot do it yourself and claim for doing the work. Check on My Deposits website, there will be all the information you need to make a claim on the tenants deposit.

You need not update proof etc if the tenant has agreed with the deduction.

Agree any deductions you want with the tenant.
Submit to my deposits with very brief info, saying deduction of x agreed with tenant to cover cleaning and repairs.

Deposit co email tenant with that info.
Tenant confirms agreement.
Funds distributed.

Only if tenant does not agree is more info needed. I always take photos in case tenant changes their mind, but that has not happened yet.

Keep the deposits from the outset , then you wont have a problem with these Deposit schemes that favour tenants
