I am finding it difficult to find tenants. I have a well decorated and maintained 1 bedroom and 1 lounge unfurnished flat, with a better scenic view than most properties. Its no smoking, no pets and am getting so few enquiries. The photos are good, I have reduced the price and it is now almost as cheap as a studio flat. Yet still I am only getting a couple of enquiries a week, that come to nothing, or people with poor credit.
The property is in a reasonable small town area with a population of 25,000. The property is not in the best area but it is popular location, close to shops and attractions.The town becomes busier with day trippers in the warmer weather
I realise January and February are quiet months but I am looking for a better response than this.
I suspect some towns like this one don’t have many people that want to move at the moment, unlike big towns and cities in other areas.
Yet I hear there are so many tenants looking for properties which doesn’t seem the case now.
Does anyone have any suggestions how to get a tenant in a seasonal town.
All landlords think their photos are good, until great photos are taken. I would check the advert on rightmove and zoopla and see whether its the best it can look. Maybe change the main picture (normally external) with an internal picture. Speak to the enquiries and find out why they are not interested (get the feedback). Finally, price is a factor and if the rent is say £700pcm, sometimes its worth dropping to £650pcm (which is a loss of £600 per annum, compared to 4 weeks empty void).
Check your price and advert carefully. It may even be too low rent, making people think its smaller or in bad situation ? It may just be time of year. I marketed a flat 2 yrs ago, had 15 enquiries in 24 hours. Same flat in December had 2 enquiries in 10 days. I let it to one of these. You only need one. Sometimes patience needed.
The amount of enquiries picked up. Not massively but enough to find a tenant.
So the good news is I have someone in the property now.
I also had another local landlord contract me via my ad and asked if I was getting many enquirys because they were having the same problem with very few enquiries.
That landlord had their flat on a higher price than I did.
I think it is mainly due to the time of the year.
