I wonder if anyone has any advice on this matter? I have a family of four renting my flat and their mother-in-law wants to stay with them for four months. Do I need to create a new tenancy agreement to include her temporary stay as the current agreement only states four persons?

No, you dont need a new TA. I would just ask them to put the request in writing and respond giving permission for a guest for 4 months. Guests dont need a Right to Rent. If it goes longer than 6 months I think you would need a further conversation.

I would be very careful as I had tenants who were all above board and from Hungary with settled status they brought the mother over without me knowing , until I had a border force call saying a tenant of mine was refused entry 2nd time Of course it was the mother and word to the wise get her checked via home office as I believe anyone needs to be checked
Guests do not need to be checked, thats why I suggested monitoring the situation to ensure she doesnt become a permanent occupant.

The tenant did contact me about the mother-in-law visiting in November. They also asked me to produce a No Objection Letter for her visa.

I will check next year to make sure she has left.
Did you give the letter? Was it a time limited visitors visa?

Not yet, the visa interview is next week. The tenant just wanted to know if it was okay for mother to stay for four months and if I would give permission for her mum to stay within the timeframe.
Ok, well if your permission relects that time frame its possible that her visa will be limited to the same.
