Does Openrent serve the new act info to tenant count?

Just want to check with all Openrent landlords that it appears openrent sent the new act on our behalf to the tenant on 1st May, so does it mean for landlords don’t need to personally send it before 31st May?

That’s certainly what OR claim

"Yes, if you use Rent Now, we’ll send tenants the Information Sheet to your tenants on your behalf. This applies to current tenancies, agreements signed before 1st May 2026 where the tenancy starts after that date, and any ‘renewals’ yet to begin.

Your Rent Now agreement already allows documents to be served to tenants by email, so there’s nothing extra you need to do."

They would say they are acting as agents on behalf of landlords

From the ‘independent landlord blog’

"## Who needs to serve the Information Sheet?

Landlords (or their letting agents on their behalf) must serve the Information Sheet if they have an existing AST that is wholly or partly in writing. This covers tenancies where there is a formal tenancy agreement, and also if just some of the terms are in writing.

The Information Sheet must be served on all tenants named on the tenancy.

If a landlord uses letting agents to manage the property on their behalf, then the agent must also provide the Information Sheet to the tenant, even if the landlord has also provided it*.*"

It wont harm to send an extra copy by email yourself tho… and certainly to confirm with tenants that theyve received the info sheet (just in case.anything wrong with OR’s mass emailing…)
