Doubling rent and Dov

I am in the process of buying a leasehold apartment (cash buy) with doubling ground rent every 25 years, which is due to double to 500 gbp in 2033.

My solicitor has proposed a DOV to the lease adding a clause, stating that if the tenancy turns into an AST, the landlord shall not be entitled to Ground 8 of Schedule 2 of the 1988 housing act.

I guess this Ground 8 deals with repossession in the case of nonpayment of rent for an AST.

Is this Dov sufficient to protect me from issues
when I try to sell the property.

Why would you buy a flat with doubling ground rent? You do understand that by the end of a 90 year term the groud rent will be more than the value of the flat!

Ron has stated the ground rent doubles every 25 years so if it is £250 now
£500 25 years
£1000 75 years
£2000 100 years

I think you may have mistakenly assumed the ground rent doubles every 10 years which has been an issue that has been taken to court for its legality and fairness and has been widely reported over the last decade or so.
