Early termination letting agent or landlord decisions

I’m considering ending my 12 Mth contract after 6 months. I spoke to my land lord whom I’ve had a good relationship with for some years. He said he will probably sell the house. and informed me to liaise with the letting agent from here on. In the contract it mentions I would be responsible to pay a re marketing fee to get a new tenant. I wonder if I would have to pay remaining months of rentals as the property will be on the market for sale. The agent might insist upon It? Or can the LL if so inclined, reduce or waive some of these charges. Which could put me off moving.

That contract clause is helpful to you as it suggests that there is a provision for early termination, but the exact wording is important. What does it say? The agent can normally charge you either the rent for the full term or a fee to re-let plus rent until a new tenant is found, but not both.
