Email to serve notice?

Hi all! I’m a tenant who gave notice to quit a periodic tenancy in the uk, I sent an email to do this; is it valid in the United Kingdom? Previously the letting agency had accepted a notice served via email. Thanks for your help always x

What does your rental contract say about serving notice. It should explain it.

In the notice section it says this

2.3.4 If any notice or other document is sent by post it shall be deemed to have been served 48 hours after it was posted.
2.3.5 If any notice or other document is served by electronic means, the notice shall be deemed to have been served on the day it was sent.
2.3.6 An email used in relation to email service shall be deemed served if delivered to a junk, spam or other similar folder of the recipient’s email account or internet service provider.

But on the break clause states that

2.5.3 The Tenant may bring the tenancy to an end at, or at any time after, the expiry of the Fixed Element by giving to the Landlord at least one month’s written notice stating that the Tenant wishes to vacate the Property. A letter will suffice to implement this sub-clause. While the tenancy is periodic the one month’s written notice must expire the day before a Rent Due Date

Emails are also letters but I have doubts about this. They previously accepted electronic notices thkgh

Could you not simply then ask the agency if that’s all they require … assuming this is the same tenancy?

Its clear from the wording of the contract that service of notices by email is accepted. Provided your notice is compliant in other respects, such as expiring on the last day of a tenancy period and being a minimum of one month in length, then the landlord can’t reject it.
