Early termination of rental contract.only one month left of a 12 mth contract.landllord asking for £1000 to cover reletting expenses even though the landlord has a new tenant taking over the rental.Is this amount justified without accountable?
No. LL can only demand actual costs involved (needs proof) and rent lost between period covered by your last rent payment and any contractual or otherwise agreed end to your tenancy fixed term.
It depends:
- Will he have a vacant period? You’re responsible for lost rent.
- Is the new tenant starting his tenancy before yours (should have) ends? Then he can get the reletting costs from you.
The landlord is refusing release of deposit until payment £1000 is paid …have asked agents what their fees are forfinding tenant they have not replied.
Have no way of paying this money,they now have a tenant in the house 2 days after we left.We had 30 days left on contact to complete our 12mt contract
If you have already moved out, this sounds very confusing. Presumably, you gave notice and they accepted this notice on conditions? If you have moved out having accepted those conditions i’m not sure you could change now.
Its also not clear how £1000 compares to your monthly rental amount, to give it some perspective.
To be honest, its all a bit confusing and lacking detail, so I cant really advise.
