Ending assured shorthold tenancy at the end of six month fixed term

Hi, I have an Assured Shorthold tenancy, which I signed on Jan. 1st, and now wish to end. The contract states: “You will have the property and the furniture for six months from 01 Jan to 11am on the 30th June.
If, at the end of this time, you want to continue the tenancy and you have not already received from us two months notice to end the tenancy, it will carry on from month to month as a monthly contractual tenancy. You must give us one month’s notice to end it. This notice must end on a rent payment day”.
My question is this: Do I need to give one months notice to end this initial six month period, which is due to end at 11 am on the 30th this month - I have given him two weeks, but he is trying to tell me I owe him a month. The notice period in the contract appears to relate to what happens AFTER the six month contract, not before.
Thanks for any advice!

This is what I already answer here!

Tenant can simply vacate the propery on the last day of the fixed term and give no notice unless it is written in agreement that they must give notice in this case.

Alentaigne please write the exact wording here so we can see?

Is there anything else at all in the contract about giving notice and/or ending the tenancy?

If not, then I agree. It looks as if that relates to what happens if the tenancy turns periodic.

And as @KartikDass has said, if you move out on the last day of the fixed term, and there is nothing in the contract to the contrary, then you are able to give no notice.

If you want a proper ‘legal’ interpretation though, then you’ll have to consult a professional.

Hi - the EXACT wording is as follows:
“2. You will have the property and the furniture for six months
from 1st January 2018 to 11 am on 30th June 2018
If, at the end of this time, you want to continue the tenancy, it will carry on from month to month as a monthly contractual tenancy. You must give one month’s notice to end it. This notice must
end on a rent payment day”

There is no mention of notice anywhere else in the contract. I think the LL was aiming for a contractual periodic tenancy, which would be regarded as a continuation of the six month period, without break and thus requiring notice. The actual wording of the contract however, strongly implies a statutory periodic tenancy, which would require no notice at the end of the six months.
I gave him two weeks, but he is saying I have to give a month.

You don’t have to give any notice at the end of the fixed period - you can just walk out and leave the keys. If you have given 2 weeks that is more than adequate. If you stay in the property after the end date it becomes periodic and you would have to pay the next months rent
