End of tenancy clause. Assured Shorthold tenancies contract

Hello, I don’t really understand a clause of my rent my contract. It stipulates that “either party may serve a one time only notice at 10 months to terminate the tenancy by providing a minimum of two months written notice to the other, the tenancy may not end until after 12 months of the initial fixed term of this tenancy.”
It is an Assured Shorthold Tenancies contract, the length is a term of 24 months.
We have been here for more than 8 years.

How long was the tenancy for and are you on a periodic tenancy now? If so, you can serve notice at any time. There should be another clause in the agreement covering that. Im assuming youre the tenant.

If youve signed tenancy renewals and are currently in a fixed term, then you either have to wait until it ends or if the clause you quote applies, serve notice at 10 months, whatever that means.
