Ending periodic tenancy notice period

Our monthly tenancy agreement under periodic tenancy runs from 21st to the 21st every month. We gave our notice on the 9th of April to vacate property on the 8th of May. The landlord agreed. Now two weeks later when we made a pro rata payment of 21st April to 9th May, he comes back to us and says we need to pay the full rent until 21st May. Could anyone please help us with some advice on what to do?

The notice period is based on your rental dates not on your calendar dates
Your one month notice runs from 21 April to 20 May .
You are liable till 20 May.

The Landlord is right, albeit as a Landlord myself, I’m happy as long as a tenant gives me one calendar months notice, and would be happy to accept the pro-rata.

If you have the lanlords agreement in writing that your tenancy will end on 8th May, or the tenancy agreement just says one month, then you can hold him to that. Otherwise the earliest you could ever have ended the tenancy was 20 May.
