Fire at Property

Last Wednesday evening the property had a garage fire that gutted the attached garage, unknown cause at the moment. The fire service said they could go back into the property. The tenant arranged for an electrician to remove the garage from the distribution board. The gas was capped off and the water is turned off. The tenant does not want to move out, we have offered to put them up in a hotel. All happened over bank holiday weekend so can’t talk to anyone. Should we insist that they move out until a new EICR can be done and the water turned back on, they still would have no hot water or heating.

up to you your choice, get services checked as to safety

If they have no water or heating they should legally not be in the house
Your insurer should cover a hotel but check the fine print
I would advise you to move them out before tomorrow they make allegations
Better safe than sorry

If something else were to happen you would have no standing legally

Put it in writing to them via email so if this goes south you have evidence that you did all you could

I’m not sure why they want to live in a property with no water or heating ( that has red flags all over it )

Speak to the local authority tomorrow and your insurers

Just put it to them how do they want to shower brush teeth flush toilet etc. it doesn’t make sense

Are they responsible for this ? What did the fire officer say? I presume there was an inspector firmulating the cause of the fire

Can’t see why a new EICR is required. Garage disconnected from supply, and surely electrician will certify the modification, but the existing EICR will still valid.

Water sounds simple to solve. Plumber can disconnect any supply to garage & have that back on in no time.

Re heating, it’s spring so this hardly seems an issue. They have power to boil a kettle for hot water. And, once gas checked can be turned on again.

Let them be. It’s only the garage now unusable so other than a bit of inconvenience for a couple of days, services should be back on in no time.

As long as you have offered a hotel, they are adults, and don’t see the issue of them refusing. Proof you offered would be handy though, just in case.
