Flat Roof Replacement

I have a rental property in Scotland and I need to replace the flat roofing over the dormer extensions before winter comes. I have received several quotes and they are wildly different ranging from £8000 to £21000.

Some material brands mentioned in the quotes are Armourplan, Sarnafil and Soprema. I think the first two are PVC and the Soprema system might be EDPM.

On one hand I’m tempted to go for the cheapest quote but I don’t know if that will come back to bite me on the backside later. What would other landlords do?

I guess a good proportion of that is scaffolding.?. Each builder will have their own contrasting views. I have done dozens of flat roof using 3 layers decent felt then either aluminium paint or limestone chippings . My roofs lasted at least 20 years. Nowdays rubber or fibreglass roof finish is the norm , cost more will it later leak ???

Thanks for replying Colin. Not every quote has given a breakdown of scaffolding costs but the ones that have suggest scaffolding is circa £3000 to £4000. Scaffolding is required front and rear of the building and the dormers are on the second story so scaffolding is definitely required.

possible to ask neighbours nearby with flat roofs ,what they have done and who did it?

are you sure? That sounds like a lot to me. Talk to some scaffolders directly and get them to price you some quotes.

Scaffolding is not cheap any more

Had some on our own property only a few months ago. Few hundred quid for have the front of a house. Had two rentals needing scaffolding in the last two years. Similar prices.

£2760 inc VAT is the cheapest scaffolding quote I’ve got. Both roofers and scaffolders seem to be in short supply in the area at the moment. Following last winter it seems everyone is needing their roofs fixed. Some roofing quotes took ages to get because the roofers were waiting for scaffolders to get to them.
