Gas Safety inspection

I booked 2 inspections for Gas Safety certs.

One house had a prepay meter and the house had been empty for a month. The tenants moved in and on the same day the gas safe engineer attended the house, 4hrs later than confirmed, spending a total of 10m looking at the boiler. He failed the boiler inspection but did not state anything other than the boiler doesn’t work.

The tenants were waiting for a conventional meter to be installed but had been provided by log in details by British Gas so they could put credit on the meter. Have discussed the matter they had put fund on the electric but not the gas. They then put funds on the gas and within 20mins the boiler was working .

The same engineer then turned up to a second house for an inspection and failed the boiler. I asked the engineer not to turn up until after 5 May but he ignored my instructions and failed to communicate. The boiler is only 2 years old however he left no valid reason why he could not carry out the inspection. Furthermore, I also paid for 2 services and neither has been carried out.

I reported this to Open Rent and have requested a refund but after a week I’ve had no response other than a holding email.

To be fair to the engineer, they are not responsible for checking that the gas supply is connected to the appliance. They are there to check it for safe running when completing a LLs Gas Safety Check and issuing a CP12 certificate. To be fair to you, a decent person would have informed you that the gas isn’t connected after showing up at the correct appointment time.

I used to use a plumber for gas safety checks on a tenanted flat who did a fair bit of work in our area. He never showed at the time or date agreed and would often just get the spare keys from the building’s porter. I caught up with him after a couple years of this and watched as he did his ‘inspection’ and ‘tests’. Absolute joke. Explains why he never came at the allotted time and I never hired him again.

If the boiler is 2 years old can you not get the co that installed it to do the check?
