Giving Tenants Notice

Hi everyone.
Ive got a couple of tenants that i would like to give notice to move out.
The reasons are numerous, ie.
When i do an inspection the house is always a mess and dirty, the rents always late. They don’t respond if I need to arrange a workman or visit. Month by month the situation is deteriorating.
They are DSS so could anyone tell me the best way to give notice. I am aware that i may lose 2 or 3 months rent during the process.

They are now into the periodic part of their tenancy agreement,

S21 after 1 Oct so 2 months notice

Also, apply to DWP to see if you can get their money straight from there in the meanwhile, so you minimize the risk of not getting rent.

Most definitely do it after they don’t pay the first month.

With waiting times in courts now you won’t see them out for maaany months.
