Guarantor referencing has failed

In case where guarantor referencing has failed due to affordability and tenant agrees to pay 3 months rent in advance everytime, would it be safe to proceed with the tenancy agreement?

No one can answer that question. No one can tell you if any tenant or guarantor will be ‘safe’. Accepting any new tenant is a gamble that only you can decide you want to take.

How is oaying 3 months in advance better than 1 month for you? For one thkng it would make it a tenancy with a 3 month period, so min 3 months notice when you want to evict.
