How long do you allow between viewing and tennacy sign up

Hi there,

My property will be available on 14 June as this is when my tenants will move out. How long do you give new tenants to move in once referencing completed? Do you give them an extra 30 days due to them having to serve notice or ask them to sign the tenancy agreement sooner. Just wondering what the standard practice is as I have to pay the mortgage and council tax in the meantime.

If they have to give notice on a previous place then so be it, you cannot expect them to pay two rentals at the same time. You will need to pay council tax etc and as a landlord you should be factoring in for void periods. If they do not need to give notice then they move in by mutual consent.
