How to decide between tenants

Hi, I’ve managed to shortlist to 2 potential tenants.

Met them both, both have affordability, guarantors (met them!)

Just cannot decide.

Do they both have clean referencing reports?

The joys of self managing. Often a difficult decision.

Go to their current properties and see how they live and the state their properties are in

Hi. I’ve not ordered anything yet. I normally order once I’ve decided. Just had someone fail reference and guarantor failed as well.

That would be great if they were all in the same city.

I took a tenant without looking at their property and after 12 months served a s21. ( great on paper though ). The house was a tip,

Interestingly the salts in the plaster were coming out due to lack of ventilation and heating not being able to reach the walls because of rubbish.

I don’t regret the s21. A few years may have caused serious structural damage.

It’s worth it. The damage to your investment could be significant .

I’ve not done it before but it’s on my to do list with a prospective tenant . With RRB round the corner one need ‘s to be more careful than ever.

If I’d inspected peoples homes earlier I probably would not have taken my more problematic tenants in the first place .

That should solve the problem .

6 months bank statements on both them and guarantors? Done a land registry check to make sure that guarantors own their own property?

By that point, you’re usually leaning one way or the other.
