I have decided self manage the property and currently I’m planning to cancel the contract with the Agent, 3 months notice, tenants stays with me, no other fees, so in theory shouldn’t be bad.
I’m wondering if there is a check-list I should go through before pressing the button?
Well firstly, I suggest you double check the termination clause with your agency contract. No penalty for terminating whilst keeping the tenant would be exceptional and surprising.
Secondly, I would suggest you dont even think about self managing until you have joined a landlords association, such as the NRLA and done their foundation training course. The letting industry is now a minefield and a simple admin error could cost you thousands of pounds.
