Landlord not paying back overpaid rent

I recently gave notice on the property I was renting and should have moved out on the 25th of this month. My landlord contacted me to tell me what my last rent payment would be, and on the 1st I paid it.

A few days later on the 4th, they asked if I could leave earlier as they had a new tenant lined up that could move sooner and said they would refund the extra days . I agreed to the 16th and worked tirelessly to get my stuff out and the property cleaned by then. On the day (16th) around 14:00 I received a message from the landlord saying the new tenant has pulled out and so I can stay longer if needed.

I responded saying I have already finished and the key is under the door (as per their request)

7days later I have not received a refund. I reached out on the 19th asking if they wanted my bank details and they said yes send them over but I still haven’t received the payment and now I am being ignored.

It’s like they are taking it out on me that the tenant pulled out, but that was nothing to do with me.

do you have all this in writing i.e. that they had a tenant ready to move for the 16th and that they’d refund the extra rent?

Yes the whole discussion was via email and text messages.

Send the landlord a Letter Before Action giving him a deadline to pay, after which you may begin legal proceedings to recover the money without further recourse to him.
