Landlord asking me to reduce notice but refusing to return excess rent until I am out

I gave 1 months notice to my landlord that I was ending my tenancy, as our tenancy agreement states, meaning I the last day of my tenancy would be 17th December

Landlord has called me as he has a new tenant agreed, but they want to move in on 7th December, and asked I can be out by then

I agreed to this on the basis that I would have the proportion of the final months rent returned to me for the period I was agreeing to reduce the notice for, landlord agreed to this

I then followed up with a text with my bank details and advised I would confirm I would move out by the date requested once the excess rent was returned

Landlord is now however refusing to refund the rent until I am out

I believe this should be the other way round, as he made the request for my notice to reduce, not me

I am skeptical as to whether he will refund the excess rent once I have returned the keys as he has made a few comments that suggest how tight he is with money, and was very defensive when I called him to tell him I wanted to be refunded first

Interested to see what people views are and if openrent could help me with this situation

Sorry, but I think that the landlord is right on this occasion. Any rent should be refunded once you leave, along with any unused deposit.

If you go along with the Landlords wishes, make sure the arrangement is agreed in writing.

If the Landlord wants you out, you do have some negotiating power, so be insistent if you wish. You don’t have to move out early, you are doing this at their request, and it seems fair enough that you ask for pro-rata rent refund in advance. If they are unable to accept this, then they may need to delay the move in date of the new tenant or loose the tenant altogether, but this is their choice.
