Hi I am wondering if tenants in large amounts of rent error and move out do open rent keeps offering another house from another landlord or do they open rent decline as tenants
The 2 circumstances are unrelated.
Openrent do not have a say in who can have a property, this is purely down to the landlord who uses Openrent as a tool advertise.
Reality is, the new landlord will not know about a tenants current rent arrears issue unless they find out by looking at bank statements for example.

it’s seems you responding from open rent representation and not from landlord communities who has been through this situation .we know new landlord doesn’t know rent error also it’s less possibilities to find out thorough even 6 months bank statements as section notice and rent error again court process takes time which is more than 6 months and it want so any amount but open rent know straight away when we pay you fee for rent collection and it appears rent error
I am a landlord, no connection to openrent.
Openrent offer a rent collection service for some landlords who choose to use that service.
It is entirely upto the landlord as part of their credit checking process to determine if the applicant has missed payments.
Part of that process maybe contacting current landlord, either direct or via a referencing firm. Openrent arnt landlords, they wouldn’t be providing the reference. Landlord would be.
I am unclear of your exact concern, can you clarify ?
I assume you have non paying tenants, are you worried they won’t be able to move out?

My exact concern is example let’s say I m renting your House through openrent and I m in rent error and again I find another landlord through OpenRent,
Another way if person shows rent error in your rent collection data base and tenants move out they shouldn’t be allowed to rent out another property through OpenRent
If a landlord has problem tenants then they are glad to get rid of them.
If it’s hard for them to get another place then the landlord can be stuck with the problem tenant longer.
Again, it’s down to the new landlord to do their checks. It’s not for openrent to decide, it’s the landlord that makes the decision.

This guy is flagging up the fact that open rent when collecting rent will know of a tenant that misses payments, but then allows them to continue on their site applying for other properties.
They should be taking steps to protect Landlords from known bad paying tenants ?
Totally agree, they are in strong position to assist unsuspecting LL. I imagine it’s a bit of a legal minefield and another level of administration they want to avoid.
Eviction process takes so long that before defaulting tenant has left a footprint they have moved onto the next victim.
This is an interesting question. Has anyone ever asked Openrent to provide a reference for a tenant where they are the RentNow agent? Id be interested in their response. @Daz are you able to clarify?
open rent supposed to block bed tenant who in rent error at previous property its also showing in there system which is paid for rent collection. as a landlord we pay for advert, pay for contract,pay for rent collection’s. still if open rent thinks this fees is not enough they should increase but to offer good genuine honest quality tenant to landlord rather then qty, i had 40 inquires in the past from and they cant answer 4 simple quotations
