To cut a very long story short, tenant paid circa £1100 deposit this was deposited with Letting protection Scotland.
Roll forward 6 months tenant cannot pay rent and overuns by 10 days, when finally getting access to house its been left like a shi*'ole, around £2k in damages and £300 over on rent.
I submitted a claim with LPS for the full deposit, and tenant waited to very last day to challenge ( was expecting this )
I received an email from LPS stating she has disagreed with claim but had not agreed to the dispute policy ADR and that tenant now had 30 days to agree to said ADR or funds would be returned to me and let the courts settle.
As it is getting close to that 30 days period I called LPS to make sure there was nothing I had to do and I was told that I need to make a new claim as she disputed the first, this in spite of their email sent 4 weeks ago, the LPS representative was quite frankly useless and couldnt explain why I would need to submit a new claim all over again nor explain the email from LPS.
Anyone with any experience of this sort of Bull
