Selective Licencing
Hi,my property does require licensing, however three boys from the same country known each other renting the house under one tenancy agreement, council says I need to take licenecing.
Tenants are not ready to pay increased rent to cover the cost for licensing.
Is it good to have property back and rent to a family instead? For a family council says doesnot require licensing.
You don’t have a choice here. You have increased costs as a direct result of the Ts. They therefore are liable to cover these increased costs and, I would issue S13. If they refuse to pay the increase, I would issue S21.
Out of interest, what is the increased cost and what is the rent?
Its not selective licensing. The property is an HMO and the Council are telling you that you need an HMO licence. They could fine you for not having one already. The licence conditions will include changes you would need to make to the property, some of which could be expensive, such as fire doors and a fire alarm system.
Licencing requires for this property before, from 5th august it started.
