I am a live in landlord in Manchester and have now had to take on a one more lodger due to soaring costs/financial contraints.
Do i need to get any form of License? What is the best option? I have checked the Manchester council website - it is 5 people or more that form a HMO mandatory license. I understand it will be a small HMO but there are no additional licenses in Manchester apart from Selective.
Any advice much appreciated.

Manchester Council have not made it clear on their website whether you need a licence for 3 lodgers, but they do say that you should contact them to find out. I suggest you do so anonymously.
Whether or not you need a licence, you would still be subject to the full HMO Management Regulations.
