Amy, thanks for the words of encouragement, they do help, I have made up my mind to go for it, I think I am rather good at it! Ive taken on Southend Council now on a couple of issues and won the points. At the moment Im still re-furbishing the trashed flat, its nearly fully re-paiinted, walls, ceilings and most of the wood, I need a couple of quotes on the carpets and then in a few days Ill be ready to start on the Managing Agents . Amy, just to say, Ive opened up negotiations with the Managing Agent. I explained the problems. They told me they were up to me to fix. I put them right, they decided to consult their legal department as they had insufficient knowledge. A week later I chased them up and added a small problem, they again immediately tried to tell me it was my responsiblity. Experts, of course, in finding excuses and prevarication, and suddenly novices when you confront them. Watch this space!
Just the latest. The Managing Agent’s ‘boss’ has emailed me to say he has read the stuff between his subordinate and me. He has written that he would be happy to ‘prepare a schedule of works’ and could I supply him with keys! Is it me, or should he already have a comprehensive maintenance plan, and a set of keys? It cant be for us leaseholders to sort that out, could it? Im gobsmacked.
Just get him a set of keys and list of works .Leaseholders know what is needed.
I would offer to copy the keys but need reimbursement it’s very very slack of them. But you want the works done: Slightly concerned that they’re looking at this now as a money maker because they will get 15% on top if they’re gonna be doing major works. Definitely get them on the list no matter what, But that they should ask other leaseholders as well if they have any issues because what you don’t want is for them to just fix things you’ve mentioned and yet there’s probably lots of other things wrong and if they don’t do them at the same time you’re gonna be charged double for things like Scaffolding blah blah blah
