Have ‘Absconded Tenant Tracing’ service over a 12 month period £45 +vat. Maybe not much use right now with tenants chattels but in time you will need address to serve CCJ.
Having just absconded to her relatives place it is unlikely she will surface into the real world for at least a few months. Work address / previous LL is your only option right now.
Previous LL should not mind you have a chat if they can help in any way. But if you only have Email /whatsapp/Text to a mobile then thats what you have to work with.

i dont want to let her back in to the house ------ BUT the sheer volume of the amount of boxes and bags and stuff ---- these are piled so high … right up to ceiling in some rooms
Would you say this is a classic case of ‘hoarding’ ?. A mental disorder well known to many a charity or house clearance firm.
Are these clothes with tags on, new stuff, unused. or Junk of all types?
Can you tell us of any clauses — wording — that you put on yr rental agreement — to try to cover you against this kind of thing

I’m not aware of anything to stop you writing to a tenant at work, but its more likely to be construed as harassment. For that reason, I would only do it if I had no other means of contact and I would only do it once unless she permitted it. I’d also mark the letter private and confidential.
Having said that, I dont think your ex-tenant has any intention of coming to collect this stuff, so you’re only expected to take all reasonable efforts to contact them to give them a deadline. After a reasonable amount of time, you’re free to bin them, although I wouldn’t recommend you throw away anything obviously valuable.
Did you speak to the tracing agent I suggested ?

My solicitor who wrote my contract could not guarantee zero days on chattel so I kept it
Who wrote your contract ?
Ask them for. Clarification of chattel and what there terms are for this
If they gave you a contract they’ll have an insurance policy in place if it goes wrong
Torts gives them 28 days to collect belongings not sort through it Willy nilly
Do you have a garage ?
You will have to charge her for lost rent if this is the case

Could you buy a cheap tent and bag the items and put everything in the back garden for a time period. At least its out of the house for cleanup

I went through this, so I can understand from first hand experience, and it’s a complete nightmare. With stress added to more stress. No rent for 1 year. Covid extended eviction times. Tenant finally left me with rubbish, a cat (yes a cat) a a flea infestation.
What I learnt though:
It will all eventually come to an end. You will get other tenants, and they will be good tenants.
If you didn’t already, get a letting agent/Open Rent. This can reduce drastically, any load/stress on you.
Do your due diligence right from the start. Even ask questions right from the start. Do affordability, renting history, credit and employment refs. Even then there’s no guarantee, but its a must anyway. Don’t be afraid to ask tenants nicely, about why they’re moving, where from etc. Basically a bit of their history. You can weed out a lot of time wasters and wrong doers right from get go.
If they don’t feel a good fit for you and your house, just say thanks but no thanks.
End of the day, this I your investment. In your time, money and both mental and physical health.
And do what’s been suggested. Bite your tongue. Do things legally. Then wash your hands of it. Dust yourself off and try again.

I took a tenant to the Small Claims court and won . He had the agreed amount taken from his wage every month. It took 2 years but the Court was in my favour. He also had to repay the Court cost amount .
When I had to evict a tenant via a bailiff, with police assistance, the police advised I was to bag up any paperwork, medications and valuables, e.g. money, keys, computers etc. and deliver it to the police station where they were holding him until we had a chance to clear / empty the property.
They told me to move the furnishings and clothes outside by the refuse area and allow the tenant 2 weeks for removal then dump it all.
The safe storage requirement only applies, I believe, to an abandoned property.

After all – my tenant has had plenty of time to remove her belongings. I started proceedings in February when she owed 3 months rent – of course she ignored the Notice – so i apply to the court and have to wait until April for the hearing – then she turns up and is given a month to leave -
then obviously she does not leave – then of course i have to pay more fees for bailiff and wait another 8 weeks for the bailiff to call !! — While the rent arrears keep mounting ! ------ Then finally she leaves and leaves a whole house full of stuff ! – I am trying to pay the mortgage and keep things going ! BUT this is enough to send any landlord bankrupt. ----- She has had plenty of time to remove her belongings !
It is all just so unfair. And all tenants have to say is that they have Mental health issues — to be able to behae like this and get away with it
Something needs to change – as it is all so confusing with different opinions.
