Have you spoken to house clearance people? do they have storage available for 7 days after removal or can they advise? she is not coming back so get on clearing it out.

Sadly he did not. He returned that evening when the police released him, riffled through a leather jacket pocket, presumably for his drugs, dropped the jacket back on the rubbish pile and left.
He had very sadly fried his brain with mets. When we took him on he was a very decent, articulate and presentable person and did all the right things to sign over his HB to us directly.
18months later he turned to drugs. I even tried contacting social services to get him assistance for the move and rehousing, their response was that he had to request the help himself, which is ridiculous when he didn’t even know he needed help.
I would contact the courts / bailiffs office and ask them to confirm the 7 days is the legal limit you are required to hold their goods.
This is really simple
1 tell tenant you will be skipping the rubbish and that you understand she has removed all she needs. say she has had x days to notice already and several several reminders
2 order up 10 yard skip (you always need bigger. get it in the morning first drop and ideally collect last pick up as you will get unwanted donors
3 fill skip, keep anything of real value to one side
4 advertise, clean and re rent property OR better still sell it before Burnham cranks up capital gains tax and wipes out five years profit
quite frankly you are overthinking this, the tenant has moved on and you need to too. all the legal stuff is good to be aware of so thats the need for pix.. trust me I have been thru this many times, just get on with it and you will stop the stress of indecision you are feeling now

I have asked the courts this question about the 7 days quoted by the bailiff — they just reply to say that they can not advise about this

It is very odd isnt it … i did not realise that so much stuff could be crammed in to a terraced house. There is many boxes of books, and boxes of papers, and many many boxes of craft things like card and sequins and things to do crafts. She must have spent hundreds of pounds on all of this stuff.
There is also old furniture like 2 big tables that seem to be broken a gazebo, hoovers
She must keep gathering any old stuff she can get her hands on
There is also lots of rubbish which we have been clearing out

Next time, do an inspection 1 month after check in and then quarterly. That way you can spot any accumulation of stuff early on and take action before it gets to this point.

Most tenants are good
But there will always be a nightmare tenant like this – who will never agree to inspections etc and is always difficult — even for gas certs etc to be done
And even if you did get inside — and saw this accumulation of stuff ! They are not really going to care about cooperating — so how exactly do you suggest taking action ??
Everything seems hopeless when you end up with aq tenant like this — as cooperation is not part of their life !!
Did you carry out reference checks ? Were there no warning signs at all ?
Jane27 they cant refuse inspections or gas cert. Unfortunately with end of s21 much harder to evict non-cooperative troublesome tenants
Sort of feel like someone like nrla should be preparing a wish list to tell Burnham on day 1 what LLs need to feel better valued and stop exiting PRS.

Clear guidance that 1m notice in previous ASTs that were rolling before 1 may carries forward
Database of tenants evicted or who have have £ claimed against security deposit or whom damages awarded against, with amounts and reason; allowing a higher (6m or size of costs claimed for a previous tenancy whichever higher) deposit for such tenants
Clear guidance on abandonment steps/timelines
Recognition tenants can easily leave huge costs; larger security deposits allowed
Speed up courts (notice plus 8 months from applying for possession to eviction is way too long)
Recognition costs to LLs get passed on to tenants as yields in prs not higher than other sectors
Remove duplication between licensing schemes and PRS database

Absolutely agree David 240 … it is all a total shambles at the moment.
Very often once a tenant stops paying the rent … they stop cooperating with these other things aswell. She kept telling the gas engineer that it was not convenient … and it went on and on tbh

It seems that you have never had a difficult tenant – so well done!
As landlords we should be supportive to each other, when i hear that a landlord has had a difficult tenant then i offer only kind support, as i know how difficult this can be.
The point is, this tenant gave amazing refs from previous landlord and passed all credit checks, and was fine to begin with.
To be honest i think that sometimes landlords give amazing ref if they want to get rid of a tenant !

Best landlord to get refs from is previous to their current one. That LL has nothing to lose by telling the truth. After your experience, and after applicants have given their current address, I’d recommend asking if you could visit them at their current property, citing the experience you’ve had as justification for something that some applicants might consider a bit much. An applicant with nothing to hide would agree to that if they’re keen on your property.
Here’s my reasoning. T is brand new to property so it’s an opportunity to address any issues they have. It’s also a great opportunity to see what impact a month of the T’s habits have had on the property. For example, if you can already see impact of behaviour that might lead to issues with mould, you can address it immediately. 3 months in and the issue could be well entrenched and harder to rectify… and many LLs leave it until 6 months. Far too long IMO.

In 28 years of letting property I’ve had 2 difficult tenants. One of those was my own sister (lesson learned) and the other had the highest income of any tenant I’ve ever had (another lesson learned). He signed a deed of surrender in return for me letting him off four months’ rent owed.

Think there is some luck and some skill, and some choices in terms of risks- different tenant types. For example students have different risks issues to the employed to the self employed etc. HMOs are different etc
Think some tenants may be fine at start and you cant predict they will lose their job or suffer some other traumatic event, become a hoarder or turn into a difficult tenant when vetting them for whatever reason. But the more tools we have to identify the difficult ones [like those evicted previously which is hard to tell at moment but all ought to be obtainable from existing court etc records], the more chance that repeat unacceptable behaviour becomes more difficult and not just the problem of the next PRS LL.
